This is too late for St. Patrick's Day but on that day we should be reminded that Lt. Col.  Hugh O'Connor, founded Spanish colonial Tucson in 1771. He was in charge of the Tubac Presidio and was designated inspector of the military posts. The native Americans referred to him as El Capitan Colorado, the Red Captain, due to his flaming red hair. 1775 marks the official birth date of the City of Tucson because O'Connor established the walled Presidio San Agustin del Tucson bringing the Tubac Presidio here for better conditions of water, pasture and wood and well as a perfect position to close the Apache frontier.

Did you know that during World War II, more than 11,000 men trained at the U of A for services on land, at sea and in the air? Most were in naval training. The basketball court was converted into barracks. The hardwood floor was covered with masonite to accommodate 500 cots. It's a good time to let our prospects know that the cut off date for the $8000 tax credit is April 30, 2010. And that current homeowners purchasing a primary residence can get up to $6500. New properties under contract are up over 80% from a year ago. Real estate is picking up in Tucson. Months of inventory is normal at 6 months. According to zip codes, 85739  has 8.4 months of inventory; 85755 has 8.8 months;  85737 has 7.1 months;  85653 has 6.3 months; 85750 has 9.3 months; 85704 has 9.2  months.. According to MLS President Kimberly Clifton, the 3rd Quarter is out. The summary shows active listings continue to go down and they think some of that is due to home purchasers taking advantage of the tax credit. Average sales price is down 3.80% over 1st quarter. Pending contracts are up 4.63% over last month with an annual increase of 59.45% from a year ago. So things are looking up.
